Fast, Accurate Testing and Inspections for Lead Paint

Lead paint testing is required when you have a new tenant moving into your rental property. We will take a sample of each room, which is included in the price ranging from $200 to $250, but a free estimate is given during your initial consultation. We also properly advise you on the repairs needed to pass the inspection throughout the process.

M.L.P.I. offers dust wipe inspections as well to make sure your apartment is free of lead paint. We look for defective paint on the interior and exterior, so no lead is left behind. Please note that the certificate issued is only valid for the current tenant, so each time another tenant moves in, you must receive a new certificate.


Information Required for Testing

Post-Inspection Email Checklist

You will receive an initial email listing out anything that needs fixing. Once your property has passed the inspection, your certification is sent via email and a hard copy with supporting data will follow in the mail. All of our inspections come with a complimentary follow-up visit. If something fails, we return to reinspect without charging extra for labor. However, you are charged for any swipes taken at that time because we send those off to the lab.

Multiunit Property Inspections

For multiunit buildings and apartments, M.L.P.I. is not required to inspect every apartment. There are normally only a certain number of units mandatory for testing, and they are legally selected using a random number generator. If the selected units are lead-free, then the whole building is deemed lead-free. The common areas are considered part of the building's exterior. Therefore, if lead paint is present, you can still attain a limited lead-free certificate.
